Boughton Monchelsea Parish Council
The Local Planning Authority for the parish of Boughton Monchelsea is Maidstone Borough Council. You can find details on how to apply for planning permission on the MBC website www.maidstone.gov.uk/home/primary-services/planning-and-buildiing. The Parish Council is a statutory consultee but has no statutory powers. This will change once our Neighbourhood Plan is adopted.
Boughton Monchelsea Parish Council's Planning and Licensing Committee meet as required i.e. when there are applications to consider. The dates and agendas for these meetings can be found on the parish noticeboards and on the website. You may wish to attend one of these meetings, particularly if you have an application in for consultation.
There are a few categories that do not need to go through a full planning application process. These include some aspects of agricultural development and permitted development rights. Please note that even where planning permission is not required it is advisable to consult MBC and also check on compliance with building regulations - see the MBC website for further details.
The government allows homeowners certain ‘permitted development rights’ when you may not have to apply for planning permission in order to make some changes to your property. The Planning Portal outlines what is legally set out for homeowners. There is an interactive planning tool available to assist you. https://interactive.planningportal.co.uk
Not all properties have these rights however and you should check with MBC in case there are reasons why your property isn't included, e.g. you live in a conservation area, your property is listed or within the curtilige of a listed building or your property has a legal restriction or condition placed on it from a past owner or authority. You should also check your title deeds regarding such legal restrictions.
